Most building owners read the maintenance clause in their roof warranty for the first time the week a claim gets denied. It is on nearly every 15- and 20-year NDL warranty issued by GAF, Carlisle SynTec, Johns Manville, and the other major manufacturers: the owner is responsible for periodic inspection and routine maintenance, and the manufacturer can decline coverage for damage that proper maintenance would have prevented. They also expect the owner to be able to produce records showing all of it. Two Scheduled Visits, Plus a Pre-Snow Check

The agreement puts us on your roof for two scheduled visits every year — spring and fall — and because this is Western Pennsylvania, a third pass before winter sets in. On the pre-snow visit we clear every drain and scupper so meltwater has somewhere to go, and check the membrane, laps, and flashings while repairs are still possible, because once freeze-thaw cycling starts working on an open seam, a two-hundred-dollar fix becomes an interior leak over somebody's inventory. Snow load on a roof with blocked drainage is how ponding turns structural, and it is entirely preventable.

The spring visit documents what the winter actually did — fasteners backing out, splits at flashings, coping joints opened by ice. The fall visit closes out sealant work while temperatures still allow it and gets the roof clean before leaves and construction debris clog the drainage again. Small repairs get done on the spot during every visit; anything larger gets photographed, priced, and scheduled rather than left to grow.

The File That Wins the Argument

Every visit produces a dated, photographed condition report: what was found, what was corrected, what is recommended, and when we were there. Over a few years that becomes a continuous history of the roof — the exact document set a manufacturer asks for when a claim is filed, and the same set an insurance adjuster wants after a storm. What voids a roof warranty fastest? Unreported penetrations and clogged drains. A trade cuts a hole for conduit, seals it with a tube of caulk, and the manufacturer is off the hook for everything downstream of it. Part of every visit is finding what changed on the roof since the last one.
